Having confidence in your letting agent is vital. Our team is highly knowledgeable and conduct market appraisals each week. Our appraisals are based on our extensive knowledge of the market. The right agent will make a difference to how you enjoy the experience of renting your property. At Thomson Hayton Winkley we give you feedback and advice weekly. We regularly review the marketing of your property and the progress of the let with you personally. Our job is to find the right tenant and to protect your interests.

We are regulated by the Royal Institute of Chartered Surveyors meaning your property is not only taken care of to the highest standard but allows our landlords to be assured their property is in safe hands. Deciding to rent your property

Once you have decided that you wish to rent your property we will be more than happy to visit you at the property. During our visit we will not only discuss a detailed marketing plan but we will cover quite a lot of detail surrounding renting and legal requirements. There is a lot of information to take in when letting your property, especially if you are new to lettings and that is why we put a lot of time in with you at the beginning to make sure lettings your property is right for you.

Presenting your property

We understand that every property is as individual as the landlord who owns it, but with the market being so competitive it is important that your property stands out from the rest. Always remember that first impressions count. Most applicants will only view a property once so it is important that your property gives off the right impression. It is always important to walk around your property and ask yourself if you would rent this property if you was a potential tenant.

Being a good landlord isn't as easy as it sounds. Firstly, you need to understand and meet your legal obligations and secondly, you need to work in harmony with your tenant, being available to take their calls and manage anything relating to the tenancy or the property. We understand that each landlord has different requirements and that is why we have a variety of services to suit. Whether you are looking for us to just find you a tenant, collect the rent or fully manage the property we can work with you in deciding which service will be the best to suit your lifestyle.

What do we charge

 Please see the list of fees we may charge for letting your property. We do sometimes have discounts available so please call our office for more information.

TENANT FIND: Fee equal to One months rent (plus VAT)

RENT COLLECTION:  7% plus VAT (8.4% Inc VAT) pcm

FULLY MANAGED: 12% plus VAT (14.4% Inc VAT) pcm

Setup Fee (Landlords Share):

Tenant Find £0.00 (inc VAT)  Rent Collection and Fully Managed £240.00 (inc VAT)

·         Agree the market rent and find a tenant in accordance with the landlord;

·         Provide guidance on compliance with statutory provisions and letting consents

·         Carry out accompanied viewings (as appropriate)

·         Market the property and advertise on relevant portals

·         Erect board in accordance with Town and Country Planning Act 1990

·         Advise on non-resident tax status and HMRC (if relevant)

·         Producing tenancy agreement, inventory, protecting deposit.


Additional property visits:                                                  £ 24.00   (inc VAT) per visit

·         To attend for specific requests such as neighbour disputes; more visits are required to monitor the tenancy; or any maintenance-linked visit

Renewal Fee (landlords share)                                                          £ 24.00   (inc VAT)

·         Contract negotiation, amending and updating terms and arranging a further tenancy and agreement

Checkout Fee (landlords share)     

Rent Collection £100.00 (inc VAT)             Fully Managed £0.00 (inc VAT)

·         Agree with tenant check out date and time appointment

·         Instruct inventory provider to attend

·         Negotiate with landlord and tenant any disbursement of the security deposit

·         Return deposit as agreed with landlord and tenant to relevant parties

·         Remit any disputed amount to Scheme for final adjudication

·         Unprotect security deposit

·         Instruct contractors; obtain quotes; organise repairs/replacement/cost.
