The rental process

If you’re renting with us for the first time, we’ll take time to explain the process in detail.

Your budget and requirements

Tell us your monthly budget, your must-haves and your wish-list and we’ll get you registered for priority alerts when suitable properties are about to come on the market. Research your areas and have a clear understanding of where you want to live. Ask us about anything and anywhere!

Paperwork and deposit

All tenants must be referenced and several checks need to be carried out in order for you to enter into a tenancy agreement. We use excellent reference tools to make the process as quick and easy as possible and will go through the criteria and process in detail.

Safety first

Moving in day

Once your tenancy agreement is signed, the first month’s rent and deposit paid, it’s time to collect the keys and move into your new home!

Transparent fees

We are completely transparent about our fees and charges in accordance with the law. As well as paying the rent you may also be required to make the following permitted payments:

  • Before the tenancy starts – payable to THW Estate Agents Ltd
  • A Holding Deposit – equivalent of 1 weeks rent
  • Deposit – equivalent of five weeks rent
  • During the tenancy – payable to THW Estate Agents Ltd
  • Payment of up to £50 if you want to change the tenancy agreement
  • Payment of interest for the late payment of rent at a rate of 3% per annum above Bank of England’s base rate
  • Payment of up to £75 for the reasonably incurred costs for the loss of keys/security devices
  • Payment of any unpaid rent or other reasonable costs associated with your early termination of the tenancy

*Any other permitted payments, not included above, under the relevant legislation including contractual damages.
